New oil filled central heating has just been installed (April 2006) plus there is an open fire for logs and coal.  Fridge/freezer, dishwasher, washing machine, microwave, television with freeview, DVD and CD player.  Kinnoull has its own private garden (with stunning view mentioned above) and picnic table. 

All rooms are on one level after 2 entrance steps.  Bed linen and towels are provided.  Pets are very welcome.  Large private enclosed garden with plenty of space for off-street parking.
